Energy Performance Certificates -
Since 1st October 2008, landlords are legally required to ensure that a valid Energy Performance Certificate is available to all prospective new tenants.
The government require an EPC to be carried out on all homes that are newly marketed for sale after 14th December 2007.
Each EPC will last for 10 years.

What is it?
A Certificate for a building gives the it an asset rating based on its energy efficiency. However, it doesn't take into account how the home is used by the occupiers. Data is collected by the domestic energy assessor (DEA) such as floor area, construction, insulation, heating and lighting and inputted into a management software programme (In my case provided by BRE). Please note that some aspects of the certificate may have to be assumed as nil if evidence cannot be provided, this will lower the rating.
The resulting Certificate will give the building a rating from A to G. These ratings
are common place on electrical items such as fridges etc. An A rating shows it's
very efficient -
The EPC will also show recommendations as to how the property could be made more energy and cost efficient. It is up to the owner of the property as to whether they carry out these improvements.
